Essential Cookies:

Required for the website to function (security, form submission, session management). These do not require consent.

Analytics:

We use Mixpanel to understand how visitors use our site (pages viewed, actions taken, device information). If you complete phone verification, our analytics profile for you may include your name, phone number, and property address. With your consent (via the Accept button on our privacy banner), Mixpanel may also record your session - what you see and do on our site - to help us improve it. Session recordings mask what you type into form fields.

Advertising Cookies and Pixels:

We use the Meta (Facebook) Pixel, which sets cookies (such as _fbp and _fbc) and shares site activity with Meta so we can measure and improve our advertising. When you submit a form, we may also send information you provided (with identifiers like the browser cookies above and your IP address) to Meta's Conversions API for ad measurement. We do not sell your personal information for money, and we do not sell it to data brokers. We do share limited identifiers with our advertising and analytics providers (Meta, Mixpanel) as described in this policy.

First-Party Analytics and Error Monitoring:

We also record page views directly in our own application database (hosted with Supabase) and use Sentry to capture errors when something on the site breaks. These first-party tools run for all visitors.

Your Choices:

When you first visit, a banner lets you Accept or Decline analytics and advertising tracking. If you decline, we stop analytics and advertising tracking in your browser on this site. Declining does not affect information you choose to submit through our forms, which we collect and use as described in this policy (including for advertising measurement). Essential cookies and our own first-party page analytics and error monitoring continue in either case. You can change your choice anytime using the Privacy Choices link in the site footer.

Some browsers offer a Do Not Track (DNT) setting. Our site does not currently respond to DNT signals; the banner above is how you control tracking on this site.

You can disable cookies in your browser settings, though some features may not work properly.
